factor, add a flat amount for each of four conditions, and round both ends to the nearest $100. Nothing
else happens, and it all happens in your browser.
Where the base ranges come from. They are modelled editorial estimates of the 2026
Portland metro market — not collected contractor quotes, and not an average of real bids. This site
holds no database of Portland quotes. The calculator reads the same figures the cost
guide publishes, and the cost methodology sets out how a range is
built, what reference project it prices, and what it cannot do. Adjusting a modelled range returns a
modelled range: a calculation performed on an estimate is still an estimate.
Why the reference project matters. Each base range prices one specific job: a
1,200 to 1,500 sq ft crawl space, damp but
without standing water, with easy access and sound insulation, booked one to three months out. Those
answers are the calculator’s neutral settings — marked below — and with all of them
selected it returns the published range unchanged. Every other answer is measured from that job.

“I don’t know” on size returns the reference size rather than a guess above or below
it: if the size is unknown, the honest thing to quote is the job the published range describes. Dry and
damp both add nothing because the ranges already price a damp crawl space and a dry one does not make the
materials or labour cheaper.

With no service chosen, the calculator uses a deliberately wide band for "some combination of work". It is the least informative answer the tool gives, and the strongest argument for an inspection.

What the calculator cannot see
An estimate built from six questions is a planning number, not a quote. It is blind to the things that most often move a real Portland bid, including rotted joists or beams that need structural repair, a foundation crack that needs injection, a discharge line that has to run a long way downhill to daylight, an active rodent or pest problem, and asbestos or vermiculite in older insulation. Any of those can change the picture, which is why every contractor quote follows an in-person look at the actual space.

Those are modelled estimates of the 2026 Portland metro market, not collected quotes, and the calculator adjusts them for six answers about your crawl space. For the reference project it returns the published range itself. What it cannot do is see the space: hidden rot, a long discharge run, or a problem nobody has named yet will move a real quote, which is why a written quote follows an in-person look.
Because every published range already prices a damp crawl space. The reference project is 1,200 to 1,500 square feet, damp but without standing water when quoted. Adding a surcharge for dampness would charge twice for the same condition, which is exactly the error found and corrected in September 2026, when the calculator's settings had been anchored on a smaller, drier crawl space than the one its ranges describe. "Dry" also adds nothing rather than subtracting: a dry space does not make the liner, the sealing or the labour cheaper.

No, and that is the part people miss. Size multiplies the base range for the service, so the base for a crawl space over 1,500 sq ft is about 2.1 times the base for one under 500 sq ft. The other answers add a flat amount regardless of size, so on a small job they are a larger share of the total. There is no bracket above 1,500 sq ft; for a much larger space, treat the result as a starting point.

Only if you go on to request an inspection are contact details shared, and then only with the licensed contractor who contacts you.
