Crawl Space Service Areas
19 cities across the Portland metro, grouped into five service zones for routing. Oregon CCB-licensed contractors handle Oregon projects; Washington L&I licensed contractors handle Vancouver, Camas, Washougal, and Battle Ground.
Portland
Pre-1940 housing stock dominates inner Portland neighborhoods. Low-clearance dirt-floor crawlspaces, original cedar joists, and sustained ground moisture are typical.
Westside
West of Highway 217: 1970s through 2000s tract subdivisions in Beaverton, Hillsboro, Tigard, and Aloha. Tualatin Valley clay soils and degraded original materials are the common pattern.
Eastside
East of I-205: diverse housing stock from pre-1940 historic to 1990s tract. Gresham, Happy Valley, Clackamas, and Milwaukie share the eastside service zone.
SW Corridor
Higher-value hillside housing with significant drainage challenges. Lake Oswego, West Linn, Oregon City, Tualatin, Sherwood, and Wilsonville.
Vancouver WA
Across the Columbia River in Clark County, Washington. Requires Washington L&I licensed contractors. Includes Vancouver, Camas, Washougal, and Battle Ground.
Service Area FAQs
- We connect homeowners with licensed contractors across 19 cities in the Portland metro: Portland, Beaverton, Hillsboro, Tigard, Aloha, Lake Oswego, West Linn, Oregon City, Tualatin, Sherwood, Wilsonville, Gresham, Happy Valley, Clackamas, Milwaukie, Vancouver WA, Camas WA, Washougal WA, and Battle Ground WA. If your city is not on the list, enter your ZIP code on the home page to confirm coverage or contact us directly.
- Yes. Coverage extends to unincorporated Washington County (Aloha and surrounding areas) and unincorporated Clackamas County (Clackamas, parts of Happy Valley, parts of Oregon City). Permitting goes through the county rather than a city; the licensed contractor handles the paperwork.
- Oregon construction work requires an active CCB (Construction Contractors Board) license. Washington construction work requires an active L&I (Labor and Industries) license. The two are not transferable: an Oregon CCB-licensed contractor cannot legally perform construction in Washington, and vice versa. Vancouver, Camas, Washougal, and Battle Ground projects are referred to Washington L&I licensed contractors.
- Most inspections across the metro are scheduled within two to five business days. Portland and Westside zones (Beaverton, Hillsboro, Tigard) typically have the shortest response times. Outlying areas (Wilsonville, Battle Ground) may take an extra day or two. Active flooding emergencies anywhere in the metro are typically scheduled within 24 to 48 hours.
- Pricing across the metro is broadly similar because the same regional contractor labor and material costs apply. The largest variation comes from project complexity: hillside lots (Lake Oswego, West Linn, Happy Valley, Camas) often require curtain drains that flat-lot homes do not need, which can add 20% to 40% to drainage scopes. Premium areas sometimes see slightly higher labor rates from contractors that specialize in higher-end work.
